What is proposed?

The Proposal

The owners are proposing to submit a Hybrid Planning Application to the Council.

Full Planning Application Vision

The full planning aspect of the application will involve:

  • Reconfiguration of the existing car park
  • Improved and reconfigured playing fields

Reconfiguration of Pitches

The playing field land will be reconfigured and enhanced as part of the proposed scheme. The reconfiguration of the playing fields will create a 7v7 football pitch, intended to provide an improved facility for local football teams.

The scheme will provide a total of 142 car parking spaces to support the football pitches.

Reconfiguration of the Existing Car Park

Outline Vision

The car park at Pinewood Playing Fields is proposed to be reduced from 279 to 142 spaces to facilitate the reconfiguration of the football pitches. Given that only a small proportion of the existing parking capacity is currently utilised, the loss of 137 spaces is considered acceptable and is not expected to adversely affect parking provision at the site.

In response to these identified needs, the proposed development seeks to provide a high-quality care community that responds positively to the ageing population of Solihull, while respecting and enhancing the existing character and qualities of the site and its surroundings.

Whilst the details and design of the scheme will come forward in a separate application, the proposal comprises a 66-bedroom care home designed to meet identified local care needs, provide a high standard of accommodation and design, and promote integration and connectivity with the wider community. The care home will likely be three storeys in height and built in a ‘C’ shape. The photos below show what the care home could look like.

The development would provide a much-needed care home within a sustainable and walkable neighbourhood, with good access to a range of local facilities, services and amenities. The proposed building has been carefully designed to respond to the character of the surrounding area, ensuring that it makes a positive contribution to the local character while providing high-quality accommodation for future residents.
